4 in 5 Projects Shelved.

A builder shared a telling figure with me recently. Last year, he priced twenty projects. Sixteen were shelved. Meaning only four moved into construction.

Even those who proceeded did so at costs higher than anticipated. The difference was that those clients had the capacity, albeit with a larger mortgage or a sharper hit to the bank account than planned.

What stays with me is not the statistic itself, but the story of the people behind each shelved project.

Each project carried a significant investment of money, time and energy-

  • Months, sometimes years, spent shaping plans.

  • $40k–$100k+ committed to design, documentation and permits.

  • Plus, the imagined life in their newly finished home.

Then real pricing arrived, and the door closed.

There is a useful lesson in these examples: it’s the power of choice.

When probable cost is understood early, people are free to choose whether to start or how to start.

Had those homeowners understood the likely outcome from the beginning, they could have chosen differently. Not worse. Just differently.

  • Perhaps they’d have instigated a more modest version of their build.

  • Decided to stage their renovations over a longer period of time.

  • Install that pool the kids have been banging on about instead.

  • Or go on an epic family holiday.

That is the opportunity often missed when we unknowingly chase down an impossible dream.

Early clarity doesn’t remove possibility. It redirects it towards something real.

Real numbers, followed by real decisions made to support the way you want to live.
